Tampines North is no longer just “the far end of Tampines”. It is being planned as a full extension of the town with new housing, parks, transport and amenities – and that has big implications for both residents and businesses, including industrial users in the East.
21,000 New Homes Across Four Districts
Tampines North is designed as a sizeable extension of the existing Tampines town.
Reports and URA-linked materials note that Tampines North will add around 21,000 new homes, including about 17,000 HDB flats, across roughly 240 ha of land.
Housing and commercial developments are grouped into four districts – Boulevard, Green Walk, Park West and Park East – each with a distinct mix of housing, amenities and public spaces.
This scale of growth significantly increases the resident catchment in the East, supporting demand for retail, services and employment, and providing a deeper labour pool for nearby industrial and business activities.
Parks, Green Spine And Quarry-Inspired Landscapes
Greenery is a major part of the Tampines North story.
Tampines North will have two key parks – Quarry Park and Boulevard Park – forming a “green spine” through the estate.
Quarry Park is inspired by Tampines’ history of sand quarries and will feature a water body and “urban sandy beach” style landscape for recreation and community gatherings.
Boulevard Park will be a linear green corridor linking Sun Plaza Park to Quarry Park and on to Sungei Api Api, with cycling and walking paths and seasonal flowering trees along the route.
These green connectors reflect URA’s broader Master Plan goals of creating walkable, park-linked towns with strong recreational and community spaces.
Transport: Cross Island Line And An Integrated Hub
Connectivity is being significantly upgraded.
The Cross Island Line will significantly improve connectivity across the island and add new interchange options, making travel to and from Tampines North faster and more convenient.
At Tampines Avenue 11, a large mixed-use development is being built, with residential units above an integrated transport hub comprising a bus interchange, community club and hawker centre, directly connected to Tampines North MRT.
Media coverage and URA materials emphasise that the CRL and new bus interchange will greatly improve access both within Tampines and to the rest of Singapore, supporting residents and workers alike.
For businesses in the East, including industrial estates around Tampines North Drive, this means easier staff commutes, better last‑mile connectivity and stronger overall accessibility.
A Green, Connected, Mixed-Use Community
Put together, Tampines North is planned as more than just a housing estate.
URA’s “Transforming Towns for Tomorrow” plan highlights Tampines, including Tampines North, as a key area in the East that will be refreshed with new homes, amenities, parks and cycling networks to support active, car-lite living.
Articles describing Tampines North call it a “green shoot” of Tampines Town, noting that most homes will be within easy reach of parks, and that planned amenities will support a lively, family-friendly neighbourhood.
This mix of housing, greenery, transport and amenities typically strengthens the long-term fundamentals of nearby commercial and industrial assets, as population, jobs and infrastructure grow together.
What Tampines North’s Growth Means For Industrial Properties
While much of the attention is on homes and malls, Tampines North’s evolution also matters for industrial owners, occupiers and investors in the East.
B2 industrial projects along Tampines North Drive 4 and nearby roads sit just outside the main housing precincts but benefit from proximity to the new MRT station, bus interchange and much larger workforce catchment.
As more families move into the area and more amenities come online, demand for supporting industrial uses – such as last‑mile logistics, e‑commerce fulfilment, light manufacturing, food production and engineering services – is likely to deepen in the Tampines North and Pasir Ris corridor.
With URA continuing to position Tampines as a regional centre in the East, industrial properties in the wider Tampines North catchment effectively serve both the local population and the larger eastern industrial belt (Changi, Loyang, Pasir Ris and beyond).
For business owners, Tampines North is increasingly a place where your staff can live nearby, your clients can access you easily, and your industrial space is embedded within a growing, well‑served region rather than a remote standalone estate.
